CARMEL – Flexible zoning in the greater Carmel-Mahopac area now allows for mixed use, permitting owners of commercial property to combine residential and business in the same building.
The Carmel Town Board has approved amendments to the municipalities’ zoning code by fostering development in the downtown business districts while making housing more available and affordable.
Supervisor Mike Cazzari forecast the flexible zoning will “revitalize our downtowns by increasing the tax base for commercial development. Many of our residents are leaving due to high taxes. Allowing apartments above retail shops will give everyone a chance to get a return on their investment.”
A second update relates to reducing residential zoning from three acres to a single acre.
The supervisor admitted the former mandate was “killing us property tax-wise. The change will not change the character of Mahopac and Carmel. It will make it easier for residents to live in town, raise a family and not be forced out due to exorbitant taxes.”
